So the on-going saga continues and I think I've been played like I've never been played before :lol:

So, made an offer under asking like I said before, turns out they never received said offer at all. We called up, as we hadn't anything back. They said they hadn't received the offer, they apologised profusely but told us they accepted an abit over asking with a women having a huge cash deposit in waiting. Well, we can't compete with that and thought nothing of it. Being all sad and gooseberry fool for the past few days, check out the website and see they have an 'under offer' banner on the place we wanted, boo hoo, etc. We decided in the off chance we would make an offer just abit more above asking if ever the slim chance they would take it over the womans offer.... Guess what happened, get a call today, the owner would like to take our offer if we make a deposit, bla, bla, bla. Now it could be a bunch of coincidences that have lead to this moment or that they were so certain of us buying they played the most magnificent game of real estate like the evil geniuses that they are.

Never had a moment where I'm excited/bitter over the events that happened but if they played this off exactly like I said, I mean I have to give the devil its due even though he's a right banana split weasel.

Went house hunting with the Mrs on Sunday afternoon as, with 3 kids and another or the way, we are quickly running out of space in our 3 bed semi.
Found the perfect 5 bedroom spot within our budget and came home discussing plans to put an offer in on the Monday.
At 7 o clock the clouds burst like I have never seen in my entire life, and by 8 o clock our entire ground floor was under a foot of water.

After talking to a neighbour, I discover that this is the second time in 6 years this has happened (we've only been here 4).
So in the space of 4 hours we went from dreaming about our future family home, to owning a house that is now practically unsellable and being homeless for the next few months to boot.

Life sucks sometimes :|

I'm pretty sure it isn't the case and purely coincidental but they have sure made it a hard process.

Solicitors, anyone know of any good companies they have used in the London area?

Before looking for a solicitor make sure there on your lenders panel.

Completly gutted.

Me & the Mrs had found the perfect house.

We sold ours on the Saturday, found the house we wanted on the Sunday and gad an offer excpeted on the Monday.

We used the estate agents solicitors and prefeered broker for the mortgage (we use a local agent rather than one of those nasty chains)

We got everything running with the solicitors, broker done the survey. All good.

It transpires 3 months later that the lady who was buying our place can not get a mortgage authorised which has really narked me off as I think she could never afford it. Why did the estate agents let it drag on for so long!!!!

We have spent £350 on a survey, we owe the bank £995 on a mortgage fee (which im incredibly upset about) and we owe the solicitors their fee's.

I know this is the risk you take when buying and selling but it just feels unfair. Do we have any chance of recompence as I do feel the estate agents have not what they should have and managed the situation? They never kept us updated as often as they should and we were always chasing them to see what was happening. I also think they just told us what we wanted to hear at times and they were trying to keep us happy by saying things like 'Linda wants you to have the hosue' 'We are gutted for you, we didn't want to give you this news, we feel so bad'

Arrangement fees that are paid up front can surely be returned if the mortgage isn't going ahead? And if you added it to the mortgage instead of paying it up front, if you don't get the mortgage you don't pay that fee.

Do the solicitors have any kind of "fall through" feature, so even if a purchase falls through, they don't charge you any extra for when you find a new property?

We added it to the mortgage but I think we still have to pay it.

I don't mind paying them for any work undertaken but they don't deserve £995!!!!

Ill check in with the broker tomorrow.

We never paid the no win, no fee premium fee with the solicitor. I guess that is a lesson learned.

I just want my estate agent to be more proactive, chase people and keep us updated rather than leave things until it is to late to sort out!!!

Is it acceptable to sell out house survey to the people who are buying the house instead of us?

I was thinking for half the price.

Theirs nothing wrong with the house so it feels wrong, but if they get one done anyway or is this morally wrong?

It will depend if there lender will allow it to be used.

A lot like there own done as its practically pure profit for them.

Basic mortgage valuation, almost certainly not, even if the surveyor is the same person and it's a few days later.

A home buyers report or a building survey however is optional and if you have the contact details for the new buyer then there's no reason you couldn't sell that to them.

Annnnnnnndddd the vendor has pulled out :| Told it was ours, when we were about to start the process and he's changed his mind. strawberry floating hell, this guy is as dodgy/cunty as they come.

sorry to hear Floex, it's pretty painful stuff just going through the general process of buying a house so i can't imagine how it is nearly getting there and then people pull out. Very harsh. Did they say why the vendor pulled out of the deal.

Last night, I just wanted to jack all this flat hunting stuff in. There isn't any loyalty (which when you're about to put down your life savings I think there should be some consideration between both parties, especially when we were willing to put down £5000 under contract to show we were committed. )

It's been back and forth between us and another women. From what I understand she's either matched our offer or abit over but she has a much larger deposit than us. We were the first in, then the women made an offer, we countered that offer and now this. Like, he said it was ours then to continue on is what disgusts me so much about this whole process.

I'm not naive to think it's all about the money, I know it, but when you play people off each other like this, stress them out trying to bend arse over backwards and then brush you off like it's nothing angers me so much!

Honestly I wouldn't be surprised if we were to put in a larger offer (we won't now) we'd get the place back.

Still, new day, calmed abit and just have to get back out there.

Fnnnnggggggg.

We've got a deposit on a house, and a deadline of 21st August with the builder to exchange contracts.

But the mortgage lender (Skipton) is really dragging its heels making the offer. We had an offer in principle, but all the checks are just taking ages. They aren't even looking into us (personally) any more - they've moved onto the house itself, but they haven't even commissioned a valuation yet. Two weeks to go.

I'm shitting myself. The mortgage broker told me it could take up to 2.5 weeks to process the application. On Saturday, it'll have taken four weeks.

All the legal stuff is going through, we've spent £1,000 so far. Really can't lose this.

Creeping panic. Any suggestions/calming words would be welcome!

Oh man, that sounds stressful!

I was about to post my exciting house-buying success story, but I'll save that for another time.

Is your broker chasing up the mortgage company? Mine was like a dog with a bone and followed up any delays. Does the mortgage company know about your deadline?
Is your builder aware of the possible delay? Is there any possible negotiating on the date to be done, given your obvious commitment to buy? Are there a queue of people waiting if you don't complete on time?

Calming words? Things will all work out as they should, and you will look back on this as just a small hiccup compared with how good things are.*



*In other words, think positive!

Cheers - the builder doesn't know about the delay, but we're calling them today to tell them and see about a deadline extension.

Hopefully they'll play ball because we are part exchanging our existing house through them.

I'm also chasing the broker again later to make sure they are doing everything they can. I am having to chase them for every single update and it's frustrating the hell out of me. If the mortgage company doesn't know about the deadline, I'm going to call them directly to find out.
