Got my survey tomorrow, provided everything is good I may be signing papers Xmas Eve or beginning of January, no biggie either way. Everything else is done, the bank have said yes, the searches and inventory are all good.

Any tips of sussing out if an area is dodgy?

I've seen a nice 2 bedroom cottage for about 54K I've asked a few people but no one knows the area.

Viewing hopefully this weekend to take a look.

Can be difficult. Google the area to see if it's appeared in any local new sites.


I would also strongly recommend making multiple visits at different times. Especially on a Friday evening/weekend.

Are there any commons/ parks near by? Basically places where yoofs can congregate and make your life miserable.

It has a school near, ill look up local news and as suggested visit at different times of day.

Your opinion is fact. Who on earth thinks Croydon is in Surrey?!?

I was referring to the fact that a lot of people think that only those that work at Canary Wharf live on the Isle Of Dogs.

Tower Hamlets is a massive tranche of good and bad areas. It stretches from Hoxton to the Isle of Dogs and has some of the most run down and most wonderful parts of London.

No one lives in Croydon by choice.

Zoopla has area stats which is helpful. Tells you if you're dealing with single parent families on benefits reading the sun with a high crime rate or somewhere better off.

Royal Mail does. Croydon postcodes are Surrey. There's also the argument that "it's not a London postcode".

I prefer the argument that it's the "London Borough of Croydon" and "if you can vote for Boris you're a Londoner".

Similar to people saying Kingston is Surrey not London.

I live West of London. I don't live in London.

By that logic, Slough is in Surrey. I'm pretty sure that would not go down with people from Surrey.
