There is no certificate for these solar panels. And one cannot be generated. As such my solicitors have had to go to their directors who in turn will communicate with the lender. And apparently theres a chance that the lender won't honour the mortgage because these panels aren't strawberry floating certified.

strawberry float my life.

I assume the seller is going to have this trouble with any potential buyers?

If so, could he not just have the panels removed?

If not, can you not change solicitor/lender?

Solicitor is my sister, so they're doing everything they can, lender? Possibly, but wed need a bigger deposit. And we'd have to go through all the application and credit scoring again. :fp:

Also found this:

Lender requirements
The Microgeneration Certification Scheme (MCS) has become the de facto installation standard and installations outside the MCS are unacceptable to most lenders. Additionally, only MCS installations are eligible for FITs payments so the financial benefits for non-MCS installations are much lower, as well as having questions over their acceptability for mortgages.

FITs went live on 1 April 2010 but it wasn't until October 2011 that the CML and BSA agreed guidance for their respective members. This included a template letter outlining the main points which should be addressed prior to installation. This ensures that responsibilities for obtaining all necessary permissions and consents, and for dealing with matters such as insurance and maintenance, are clearly spelled out.

Crucially, from a lender perspective, there is also a requirement that a lender will have the right to break the lease and have the PV panels removed if they are adversely affecting the sale of a property in possession.

Most contracts concluded since the CML/BSA guidance was issued should cover all of these important matters but it is likely that some homeowners who signed contracts before then may have agreed terms which are not acceptable to lenders and their properties may potentially be unmortgageable. A copy of this template letter is available on the CML website.

So if they wanted to sell the lender can break the lease with the panel company.

Most solar panel companies lease the air space above the property for 25 years.

She has mentioned this insurance as well. Also. They're thermal panels not over ones either. Don't know if that makes any difference.

Do you annoy your sister as much as you annoy me in the football league thread? ;)

See if the seller can remove the solar panels. It's going to stop him being able to sell and you don't want them anyway.

Latest update is redrow homes are sending my sister all sorts of documents/guarantees on monday, so hopefully that satisfies their need to know they're safe. If not then I dunno, his solicitors havent mentioned removing them, would he be allowed to being as they were installed with the property and not something he has done?

So it seems we're almost there, there are no documents anywhere for these strawberry floating panels, but there is a building certificate with the council that was signed off when the houses are built. As long as the new build guarantee scheme are okay with this, thats pretty much done, thank strawberry float.

And my sister has had to instruct the seller to stop messaging me as he keeps sending me documents that he thinks will help, and emailing my solicitor :slol: He even sent a screenshot of a document thinking that would be satisfactory evidence and has basically been ringing everyone about this situation because he doesnt trust his solicitors to do it :fp:

Literally 8+ messages a day from him

"hi mate let us know if theres any update"
me " i will as soon as i know anything"

11am, "hi mate, any update" :x

As I said on twitter just tell him to go away or just ignore him. It should all go through the solicitor or well basically not you. Glad it's getting there though.

It started off with just chit chat, now he is having a meltdown because his valuation expires on 4th November, for the 2nd time. He's apologised for stressing me out. His second message after that was.

Has your sister contacted you  :x

 he better be giving his solicitor a bollocking then. With our house the seller ended up going to their solictors and not leaving the office till they sorted the problem out. Funny enough the issue we had that took weeks was sorted in a day.

Im expecting some sort of hostage situation to appear on the local news :dread: He'll hate it that he now has to go through his solicitors instead of me, he even apologised for venting his anger at me :slol: I didn't even realise he was venting, was like having a clingy new friend.
