A loft conversion would be the best option, and would add loads of value to your parents house. How come you don't want to share a room? I had to share with my little brother, who snores, until I left for Uni.

There are loads of conditions for outbuildings that mean they might need planning permission.

Planning permission is required if it's above a certain height isn't it? Nothing to do with foundations.

I believe it needs to be classed as a 'portable building' to avoid planning permission, which means it can never have foundations or be taller than 4M.

We have a brick shed in our garden, proper roof, damp proof, double glazed, mains power etc. Would never sleep in it mind, you're pretty mental for wanting to. It used to be a play room for the kids who used to live here, now it has bikes and a tumble dryer.
