It's going to go on the market for about 10% less than he paid for it in 2007 so that's a shitter but I think he just needs to cut his losses and move on at this point. It might not even sell as it has that flammable cladding. We'll see.

Big yikes. Has he had it valued? I've heard some horror stories of those flats getting valued at £0. Horrible situation to be in.

That's a shitty situation. When I was getting estate agents in to value, all of them asked on the phone if there was cladding and sounded massively relieved when I confirmed there isn't any.

Your partner will probably be forced to look for a cash buyer as mortgage companies won't touch it. Not necessarily a bad thing (if he finds one!) as it'll be less messing around with mortgage providers.

Just incredible that after grenfell, the government wouldn't have had every single flat in that situation sorted out as a matter of priority. There shouldn't be a single block of flats with bad cladding left. Tory banana splits.

From what I understand the whole situation is a gooseberry fool show, like with how it'll end up going with who needs to pay for the work.

My god these are a pair of useless twats.

Solicitor:

Your broker needs to send over a referral for us to act on your sale if they cannot do that then we send you a quote through our new business team.

Either way your broker needs to correct the initial error.

Broker:

I have spoken with our solicitors’ referral department and they are now arranging for the solicitors to deal with the sale as well for you.

I am unsure as to how they did not receive the instruction for both transactions as you will see that the quote I sent you was relating to both of them, rather than just the purchase. The instruction is sent electronically, so there must have been some break down when this happened.

They should now be able to pick the sale side of things up and you should shortly receive confirmation from them regarding this.

Dunno whether to demand some sort of compensation or just shut up and hope they just get on with it.

The Newport beugle lottery? Being the only person who reads, or has ever read the Newport beugle, you will of course be the only person to buy a lottery ticket.

I've no idea what you are talking about, but if it means I'll have enough cash to buy a private island then I'm in.

If they don't try charging any extra then I'd just take that as a win...

But absolutely kick off if they do

Back in May I was sent a quote by the broker which included the buying and selling. I will be going postal if they try and charge more!

Looks like it might finally be sorted. Broker has confirmed May quote is to be honoured and they will be instructing solicitor to get on with it.

Solicitor has emailed me with all the documents, fixture and fittings forms etc plus the contract. I assume that means I could complete pretty damn quickly if I had the money.

The sale of my flat is going to hold things up, especially as she wants to visit with a builder. The covid ridden builder who can't come for ages. :x

I guess I should avoid signing the contract until my buyer has signed one? I don't want to be financially liable if things go wrong with my buyer.

I'm also assuming the sale side of things should be pretty quick from my solicitors side?

What I mean is, it should be a lot simpler and therefore (in theory!) quicker than the purchase side?

Got keys and signed contract for new place today. Very close to the sea front (like, one minute). Now the real hell starts with moving everything. As well as finding that extra £300 a month rent, just me that is, once the year is up and my balance is gone.

That's not a growth wrote:Hoping to get confirmation on my updated mortgage offer today. I actually want to borrow less money than they offered, but because it'll put me in a better LTV it means it's not just a single phone call type of change.

Also a slight snag I hope doesn't become an issue, my solicitor has been provided a different postcode for the property by the vendors solicitor than the estate agent gave me (the building is so big it has a few postcodes). I hope I've not been doing my mortgage application under the wrong details and need to start over :dread:

Why is this so stressful? I have a constant feeling things are going to go wrong and it's horrible.

3 weeks later and I still don't have my updated offer. Today the provider asked for an EWS1 form, so hopefully it won't be too long until the estate agent supplies this and I can get this sorted.

Looks like I have some proper movement now.

I've signed and returned the contract and land deed forms for my purchase. Don't think there's much else to do there!

For the sale, I've today been sent loads of forms to complete. Fixtures & fittings etc. The solicitor is now working on it so hopefully all good there.

The buyer's builder will be visiting next week, but she's told my estate agent that she's asked her solicitors to speed up.

I'm still going to need a management pack from the bellends that run the building. It's not been requested yet as my buyer's solicitor hasn't asked for it. The bellends previously told me they send them within 10 days (yeah right!) so hopefully they will at least get close to that target.

I'm fed up with all of this, hopefully there are no more problems.
