Congrats on the "quick" part being resolved TNAG! Unfortunately you've still got the legal work involved in buying a leasehold flat. Never ending waiting on solicitors with infrequent updates. :dread:

I'm in a slightly better position than I could be here - my solicitor is from my extended family, and apparently specialises in leaseholds. Sure, it still won't be perfectly smooth, but could be worse.

A lot of the time it's just a bit of rendering/pointing outside that's cracked and is easy to fix. The moisture inside can often evaporate and dry up by itself within a week once the initial entry point is sorted. It's not like rising damp, insufficient damproof coursing, etc, which is a serious issue.

Try to find someone you know you can trust to look at it!

Hoping to get confirmation on my updated mortgage offer today. I actually want to borrow less money than they offered, but because it'll put me in a better LTV it means it's not just a single phone call type of change.

Also a slight snag I hope doesn't become an issue, my solicitor has been provided a different postcode for the property by the vendors solicitor than the estate agent gave me (the building is so big it has a few postcodes). I hope I've not been doing my mortgage application under the wrong details and need to start over :dread:

Why is this so stressful? I have a constant feeling things are going to go wrong and it's horrible.

New update. My buyers mortgage company has approved her mortgage :toot:

But she wants to carry out a homebuyers report, my estate agent will confirm to me when it a date is fixed.

So really good news and some fresh worry!

This moving home stuff is driving me crazy. My estate agent just sent me an email:

I have received an email from your buyer with confirmation regarding the survey, she has decided not to have a survey but would like a second viewing with a builder.


What the strawberry float? We're not far off 2 months since the first viewing and she only now wants a second? Why wait this strawberry floating long and (potentially) waste two strawberry floating months of she decides to pull out?

I hate this. :dread:

Sounds like she wants to save money on the survey by just walking around with a builder - I'd think of it as an unofficial survey rather than a second viewing

I just sent a "wtf!" email and the estate agent has come back with a similar thing, it's more her visiting with a builder than a second viewing.

It doesn't help my anxiety though!

The builder is to see if she can split the place in to smaller rooms to rent to students, you can guarantee it. The woman who bought our 2 bed flat (And the second room was like a cupboard) ended up walling off most of the only living space to make a 3rd bedroom to make it in to a holiday rent. Of course, increased people in there bot giving a strawberry float because OI OIIII HOLIDAY BANTS meant so many complaints that she had to stop using it like that.

Yeah I can understand that feeling, any hiccup in the process used to cause me massive amounts of stress but in hindsight it was all just minor bumps in the road!

If she's had her mortgage approved then it does seem like a slightly odd time to come looking around again - maybe she just wants to get ahead of the game on some work she's planning on doing to it or something?

I guess it is frustrating when you're on the side of the vendor but is having a second viewing really that unreasonable? It's the biggest purchase of this person's life and they probably spent, what, 20 minutes looking around the first time? As said above it sounds like perhaps they don't want to pay for a survey but hope their builder mate will be able to point out any obvious issues etc. that they might have missed before.

I'm a buyer as well. And I wouldn't dream of messing around for two months and then deciding to request a second viewing.
