I picked up a really nice dining table, four chairs, and a dresser from a local independent store. It's one of these places that rents out space to independent retailers to sell their gear, so there's a lot more to it than just a furniture store. It's worth looking round the local area to see if there is something similar, or even just an antique furniture store, as you can find some really nice furniture out there for a great price.

It's worth keeping an eye on Facebook too if you can. I picked up some outdoor furniture last weekend that had been hand-built. Three benches that fit together to make one large corner bench, and a coffee table for £450. All I need is a bigger table and maybe one or two extra chairs and I'm sorted for having people round in the garden.

We got most our furniture from hand me downs (nothing "antique"), fb marketplace or gumtree, my alumni uni gave me my business suite (which is actually a massive drafting table formerly used by a gallery or some other department at art school) or those charity furniture stores, or built it. One footstool is a clearance at a department store nobody's heard of that deales fancy brands nobody really buys.

The IKEA charge is likely an indepedent pallet courier which means they wheel everything, since drop damage can completely ruin flat pack furniture as almost none of it is hard wood. That'll be why it's so expensive. Similar to a mattress delivery. They also probably can't be bothered dealing with drop damage or damage to property moving it in.

So my overpayments are allowed 10 % per year. After that I'm charged 1 % per callender year on my mortgage. I have just receieved a letter saying if i were to overpay outright now it'd cost 1300 to do it.

I have 15 months left on mortgage until rate shoots up. My mortgage rate goes up from 1.5% to 3.4% after 2 years. But I want to do an overpayment after that is up. However I feel I should do my overpayment right at the end just BEFORE it goes up.

I pay 140 of interest a month, if i waited for it to go up to do overpayment it would be 280-300. If i pay my overpayment in last month (September 2022) just BEFORE it goes up, I will be charged but it may only be 50-100 rather than the extra 140 i'd pay waiting for the 2 year mortgage overpayment thing to end.

Finance can be so complicated but there are ALWAYS loopholes and cheaper ways to do things....I was definitely going to wait until end, do a 30K overpayment and then remortgage....now Im going to wait for 1 month before the end, do the over-payment and THEN remortgage.

Of course I will, but the new one will have an overpayment limit as well. I was originally going to wait...do an overpayment (making ONE payment at 3.4%) and then move sharp.

I've realised I can wait until jussssssssttttttttttt before the end, do the overpayment, get charged a little bit for doing it and THEN move.

Most mortgages only allow 10% overpayment per year before charges, I've been saving a lump sum for end of mortgage term to do large overpayment (more than 10%) before i move to next mortgage if you get me? My explaining is not great i do realise. English and me have never seen eye to eye, take a look at 7000 posts of fun for evidence.

This. Always switch to a new product before your existing one runs out - ideally you want to be starting the process with a few months to spare as it's not as quick as flipping to a new energy/insurance provider but otherwise the same principle applies - shop around and switch to the best deal available!

There are fees involved for switching but unless you're very near the end of a mortgage it still works out a hell of a lot cheaper to pay a few quid to move to a product with a lower rate.

I used task rabbit to get rid of rubbish (I don't drive) and two hours/4 trips coat me £25. Plenty people on there help move and do furniture. I think staydead might struggle with a wardrobe alone as some bits are defo easier with two folk.

Zara home has a wonderful sale on right now. Gunna snatch some blankets and textiles for like 70% off. They have a small furniture range, but the decor stuff is excellent. Also shout out to H&M home which I also love.

We got Ella a new bed from IKEA the other day, and they delivered it same day for £34 (it's £29 for kirb side delivery, £34 for them to bring into any room of your choice). No idea of its the same price for multiple items but we found it really useful as I didn't have to haul everything up the stairs. The prices are the same for next day delivery too according to the bloke in the shop. I just thought I'd mention it just in case it came in handy to anyone here.

Have just been to the Post Office to send my contract and land deed forms (for my sale) to my solicitor. :datass:

There's still lots that can go wrong. My buyer is visiting on Thursday with a builder. I'm hoping that goes well! And we also need the management pack from the twat landlords. But if I can get through those two things, then we should be good to go.

Yeah I got it sorted earlier this year. We got right up to a phone hearing with a judge and the management company made me an offer. Not a fantastic one, but one I took to just get the whole damn thing over with!

Bristol prices are ridiculous now and I am completely priced out, even though I should make a lot of money out of this flat. So I'm off to South Wales (near Newport). From a crappy 2 bed flat with no outdoor space, to a 3 bed detached house with a garage and decent sided garden.

I can't wait!
