I mean it almost seem obvious, but I want to keep my expectations in check, so advice is welcome.

If you want to be out in April I would start looking now.

The flats I am seeing are all for Feb / March which is too soon, but I am tentatively looking at what is on the market.

All I need is something with either an extra bedroom (Ideally with no bed..) or a study, but they are really hard to find. Oh and Parking to make things more difficult. :fp:

If you see something you like on the market but the tenancy start states feb/mar you can usually talk to the agency and they'll be flexible - a bird in the hand is worth two in the bush, as they say.

I've always found Rightmove's search engine reasonably good for only showing you the appropriate budget, number of bedrooms, parking etc when moving - best of luck, it's a horrible time!

Unless it's London where they get about 3 offers in a day (on my current flat there were 3 offers, mine was selected because I was single vs a couple and could move in on the exact day the landlord wanted).

Have noticed the rental prices coming down in my area though on the zone 1/2 border.

First viewing tomorrow. Not too optimistic because the seller has hugely overpriced it by at least 15k but it will be a good to get a sense for these things.

The increase in deposit amount largely matches the max amount you can save with the stamp duty holiday.

Yeah those numbers are just insane!

Every time I look at the way prices and deposit requirements are changing over time I think "this is unsustainable" and yet the trend still continues, there has to be some point where the bubble is going to burst.

Sounds like the country is in need of another educational 'How I Saved £130,000 in 1 Year By Shopping at Lidl And You Can To' article in the Daily Telegraph.

Yes, but then we'd have to live near you.

Tarquin Barrington-Smythe managed to save his £130k deposit by shopping at Lidl and avoiding expensive nights out. He also had a small amount of help from his father, Lord Barrinton-Smythe, who contributed £125k.

Always fun to predict how many paragraphs in "I also save money by living with my parents and not paying rent" comes up.

Able to buy a house, unable to introspect on privilege

At least me and my girlfriend are fully aware we couldn't (just) afford our 50k deposit if it weren't for higher-than-average salaries and generous dead grandparents
