It's definitely this. It's probably a good thing for you - if she paid for a proper survey (as much as the surveyor will couch everything with "from what I can see" etc. and wash their hands of any responsibility) then if an issue is identified she would be in a position to try and argue something off the price with a survey to back her up. But with just her own builder walking around with her you'd be quite right to just disagree and hold her to the original offer. Plus if any issues come up after the move then it's more-fool-her for not getting a proper survey done.

Stress of the day number 2. Apparently my solicitors have only been working on my house purchase and are claiming (to my estate agent) that they were not instructed to work on the sale of the flat!

For strawberry floats sake. :fp:

They are impossible to get hold of on the phone, so I've sent an email. The mortgage broker (who recommended these twats) is supposed to be coming back to me soon after I sent them a shitty message.

I hate this moving house stuff. There's just no need for it to be so stressful. :cry:

Nope, I've looked through the documents and can't see anything. I've never sold before so have no idea how this works, but I'd have thought they'd have at least mentioned the sale side or asked who was dealing with it. It must have been bloody obvious to the broker and solicitor that I needed conveyancing on the sale!

I sent this to my solicitors on 12 July:

My estate agent has now informed me that my buyer has had her mortgage approved. Which is good news!

I was wondering if there are any further updates on the work you are doing? Have you had any contact with my buyers solicitors?

As my current property is a leasehold, I am aware that a management pack will be needed at some point and so would like to keep on top of that as I know there could be a delay while the property management company produces the information.


No answer to that, surely the daft banana splits would have looked at that and thought "wait....are we processing his sale as well?".

You'd think it would be pretty standard to have the same solicitors handle both sides right, and at the very least you'd think they'd check with you! Because yes, as you say, if they aren't handling both sides they'd need to get in contact with the other side anyway for coordinating the sale and the funds clearing, so they should have asked for that. IIRC from our documents with the solicitor when buying there was a section on selling where it said "if you're using other solicitors to sell, provide their details here" with a note that it would be better for them to handle everything (but as first time buyers that wasn't relevant to us).

Unfortunately I'd be prepared for them to hit you with an additional fee now saying "it's this much extra for us to handle the sale". It's either that or they are just trying to weasel out of the extra work.

Not a great recommendation by the mortgage broker by the sounds of it!

Yeah I'm expecting an extra fee, if the bellends ever get back to me.

It's unbelievable that at no point did they think "hmm who's doing his sale".

Still no answers from the brokers or the solicitors, but I did find an email I sent to the brokers on 20 May. I can't get their reply as they replied through their online portal and messages expire after 30 days.

When I originally applied for the mortgage in principle, I was sent an estimated cost for conveyancing (attached).

Could I just check that that is the total cost (e.g for selling my flat and for buying a house) for the whole moving process? I realise it is just an estimate and doesn't include stamp duty/land fees.


Add that to the message I sent to the solicitors on 12 July and it's pretty clear I was under the impression the solicitors were dealing with both sides of my move.

I'm going to complain like strawberry float about this.

Sent a more complaining sounding email to solicitors who came back with:

I understand the frustration unfortunately the work is referred to us by a 3rd party such as a broker I have queried this and requested this is dealt with as a matter of urgency.

If I don’t get a response shortly I will ask our new business team to provide you with a quote.


Looks like they're throwing the broker under the bus!

I've messaged the broker to tell them the above and sent a screenshot of my 20 May email to them.

My solicitor and broker seem to be fighting amongst themselves at the moment. All the information I have is them both saying they've tried to contact the other and will get back to me. Twats.

My estate agent has just informed me that my buyers builder has just been diagnosed with covid so it'll be at least 10 days before they visit.

Feeling cursed at the moment.

Probably won't make you feel much better but I think this a pretty universal issue with these chumps in my experience :fp:

It's good to know they are not picking on me at least. :lol:

Trying to sell my partner's flat so we can buy somewhere together, it needs some work doing first, so there's now nothing I don't know about engineered wood flooring.

It's going to go on the market for about 10% less than he paid for it in 2007 so that's a shitter but I think he just needs to cut his losses and move on at this point. It might not even sell as it has that flammable cladding. We'll see.
