The surveyor for my buyers mortgage is coming next week to assess my flat. :dread:

How do I hide absolutely everything from them.... :lol:

they have probably just paid for a basic search, so as long as you have a window and the front door is on hinges you should be fine.

There's been a new scheme announced for first time buyers, which seems interesting. The basics seems to be you'd pay a discounted rate, and then when you sell your home the buyer pays an equivalent discounted rate (to stop people flipping for a profit).

I've not found too much info on it yet though, so hopefully more will come out in the coming weeks. I was going to post the other day how I was considering giving up trying to buy somewhere for now because I just can't afford anywhere I remotely like, and was going to look to get somewhere to rent, so I'm very interested in seeing if this changes things - but I'm fully expecting it to either be barely available, or have some downside that's not obvious yet.

Had a recorded message on my phone telling me the Covid rules for the surveyor. Windows open, all doors open, mask on at all times and I have to stay in one room at all times while he's here.

Says it'll be a maximum of 20 minutes, which sounds like the most basic of surveys. Fingers crossed he puts a good report in.

My advice is just don't do it!

My brother lives in an apartment and has no problems, his one is an ex-council place and so his freeholder is the local council. I'd imagine that's about the best option, the council are unlikely to be deliberately ripping people off.

I'm sure most people don't have the issues I suffered, but the potential for ending up with a banana split landlord is always there with leasehold. Even if they are ok now, it may not always be that way.

For the first year or so of living here, the freeholders were great. They charged pretty much nothing and did anything we needed doing. But they sold their stake in the building and we ended up with bellends in charge.

No we didn't do anything. We've always paid the ground rent & service charges on time. There was an "excess service charge" they sent to us which we paid, in hindsight alarm bells should have been ringing, despite them not doing any of the work. When the next "excess service charge" came, that's when we really started querying things with them.

I didn't know anything about leasehold at the time and was stupidly assuming leaseholders had plenty of protection under the law. I was very very wrong about that!!

The surveyors have just left. I couldn't hear what they were saying to each other, but when they were leaving one of them asked me some questions and then asked where I was moving. I told her and she was saying how lovely South Wales is and said she hopes the move goes well.

I'm hoping that means her report won't be too awful, if it was so bad that she'd recommend not approving my buyers mortgage then it'd be a waste of time to ask where I was going.

Can you tell I am really paranoid about all of this? :lol:
