Lol off course it does. I'm just getting another ceiling under the existing one for soundproofing. So they basically erect a wooden frame to the wall all around the room and then insert like 6inches of sound proofing material into the gap consisting of various different layers like rock wool, acoustic boards, metal clips that dampen vibrations etc

Current house is on the market and we have our first people round to view it tomorrow - what’s the etiquette? Do I follow them room to room, or am I on the couch just like ‘knock yourselves out see you in a bit yeah’?

My experience has been vendors always leave the house entirely while people are viewing, and the estate agent shows people around (and will let them wander about on their own).

The estate agent isn’t going to be present at any of the viewings, I’m being left to do all the legwork. I don’t even own it ffs.

I did the viewings of our flat. Just walk them room to room, be enthusiastic about everything, talk up cool stuff like "I love how this room isn't overlooked by any of the neighbours". Things like that.

More than anything I don't want random people in parts of my house when I'm not there.

Yeah absolutely. There is a virtual tour of the place and a couple of floor plans on Rightmove so I hope that takes out the time wasters. My new one is flying up :datass:

The wardrobe has stopped after I complained to her. It's just the general sounds like foot steps, sounds of drawers slamming close, things dropping on the floor, voices, tv noise etc
It is a very badly insulated property.
Anyway turns out building control want £400 in fees to allow me to do it as it's classed as an "internal alteration" to which i argue it is not and the freeholder want £250 for a license which adds a total of £650. Ridiculous.

In my mind I am not changing the existing structure such as knocking a wall down or erecting a new wall. Also it doesn't affect the layout plans for when I come to sell it. Feels like a massive money grabbing scheme. Apparently it's needed for installing internal windows too. I'd rather just remove those windows and take them away with me when I sell than pay hundreds in building control fees.

Building regulations are there to protect you (and all the poor people who have to live near you). If I was your neighbour I'd be glad that there were checks on what work people (who have no clue about building) can crack on with that might make the place more flammable, less safe to live in, etc.

My sister owns it, me and my girlfriend live in it. My sister could write a book on taking a lend off people, but if it gets it sold quicker then whatever. I’m in the new house when it’s built in August-October.

Thing is they don't even inspect the works. Apparently it's just paper work. So I had to email them the website of the company (who have been doing it for 15 years) doing the works which explains what is being done and that it.
