Is 61 not a majority though? 121 seats.

Um, am I being stupid here but if everyone voted there'd only be 60 votes remaining so wouldn't that equal a majority?

Yeah, what I'm saying is they're moaning about missing the deadline but haven't they just stopped the count at 61 votes because the other person can't win at that point.

My bad, I can't read. :slol:

I don't think you can really expect Mark Francois to be across the details like that.

Telegraph aren't exactly making me feel much sympathy for this particular landlord:

Half of Mr Darecki’s portfolio of 50 properties are holiday lets and the other half are long-term rentals spread across north-east London, Nottingham, Wales and Wakefield.

The Labour MP that replaced one of Parliament's worst NIMBYs (Theresa Villiers) seems much better than his predecessor:

EXCLUSIVE

Kemi Badenoch used first meeting of shadow cabinet to criticise Rishi Sunak's election campaign amid concerns colleagues are failing to grasp enormity of defeat

* Badenoch said that Sunak's decision to call an early election without informing his Cabinet was a mistake and bordered on 'unconstitutional'

* Badenoch said that instead of telling Cabinet ministers first Sunak had opted to inform a small group of colleagues, including his PPS Craig Williams who subsequently admitted placing a bet on the election date. She described Williams as a 'buffoon'

* Badenoch said Sunak's decision to return early from D-Day commemorations was "disastrous" and had dominated the election campaign, adding that colleagues like Penny Mordaunt would still be MPs today if he had stayed longer in France.

* She said many Tories were clearly still traumatised. She said Suella Braverman, former home secretary, appears to be having a 'very public' nervous breakdown

* She said Sunak should stay on to ensure an orderly transition to his successor

* She was said to be speaking for colleagues, particularly former ministers who had lost their seats. She spoke of the importance of shadow cabinet discussions not being leaked.

Did he lose £72,000? Or did he just not make the £72,000 that he expected?

I think he considers actually paying his mortgage a loss, because the tenant isn't paying it for him.

However, in net terms, I wouldn't be surprised if he's still raking it in, but it's just not enough to cover necessary expenses, like providing homes for other people who can't afford them.

Took 2 years to evict a tenant that was meant to paying 3k per month in rent:

He said: “If Labour abolishes Section 21 completely and if they are going to put in place rent caps, then I will be putting properties on the market.”

Mr Darecki said he had suffered losses as a result of unpaid rent.

In one instance a tenant was able to stay in a £3,000-a-month London property without paying rent for two years before he was able to reclaim it.

“There is no support for landlords, while there are organisations to tell tenants how to avoid paying rent,” said Mr Darecki, who lost £72,000 from the property in total.

With 50 rental properties, he's quite diversified from 1 tenant not paying.

Yeah, so that's just one property then.

Factor in your risks, make money, don't, whatever. But shut up about if you're profiting from a housing shortage.

I haven't ever been told how to avoid rent. I am always told, by anyone like citizen advice that "Even if your landlord is not doing repairs and is a banana split make sure you pay the rent as they will then have grounds to kick you out".

Yeah I don't know what the strawberry float they're banging on about there.

Certainly would have been subject to high court eviction after 3 to 6 months unless they themselves were massively strawberry floating something up on their end that gave the tenant grounds to dispute it. False section 21 evictions that I've had to be strawberry floated by are easy to get away with unless the tenant was able to demonstrate that it was not a genuine grounds for repossession or something like that and was not paying rent in protest.

It sounds like the landlord just couldn't be bothered to pursue due process or got taken advantage of, whatever happens they have more than enough power to receive rent arrears eventually. Maybe the tenant went bankrupt or was in a coma or something.

I've assumed it's court backlogs that explains the 2 years.

I did Jury Duty in December for crimes (s12 and s13 of the Terrorism Act 2000) that took place around April 2021. I'd imagine civil courts are similarly backed up.

Yeah that does make more sense.

Increasingly landlords are taking massive upfront deposits of 3 to 6 months.

I consider it a risk of doing business to have delinquent payees, or time wasters, all lose SMEs money. If you don't want to get into business and deal with risk factors, don't. Like they say in the article comments, if it isn't paying, get another job.

I don't understand why it's not illegal to own 50 properties.
